The subject property contains approximately 26 acres and is located at the southwest corner of 20th Street West and Avenue “I” north of Lancaster Boulevard in the City of Lancaster, California.  The property is flanked by apartments to the south, Highway 14 (Antelope Valley Freeway) to the west, ARCO AM/PM, vacant land and Avenue “I” to the north.  The subject parcel is nearly rectangular in shape with approximately 1,600 feet of frontage along 20th Street West and 14 Freeway.

Access to the property is off 20th Street West with excellent visibility from Highway 14 as the highway is elevated, providing an unobstructed view of the property.  Avenue “I” is a four way on-off ramp that provides freeway access to the property for north and south bound freeway traffic.  Traffic counts along Hwy 14 average 62,000; along 20th Street West, traffic counts average 29,900.
