The subject property consists of approximately 410
acres and is located along the west side of Interstate Highway 10
(I-10) between Heuermann Road and Camp Bullis Road in the north
central corridor of the city of San Antonio. The property is
comprised of seven separate parcels, four of which were purchased
simultaneously on November 23, 2005. Another 52.241 acres was
purchased on June 3, 2005, 5 acres were purchased on May 1, 2006,
and 37 acres were purchased on May 18, 2006.
The topography of rolling hills blanketed with
natural oak and cedar trees offers unparalleled views of the Hill
Country and the La Cantera golf course.
BP Hwy 10 San Antonio, Ltd.
There are 45 acres at the western end of the
property, south of Heuermann Road, that will be developed as
Cantera Heights. All pre-construction approvals (TCEQ,
USA, MDP) are in place, making the property ready to be developed.
The property is ready to be developed into 145
single-family residential lots measuring 60’ x 120’. The projected
price point of future homes in the development is $340,000. The
immediate area is considered to have the best demographics in San
Antonio.
There are also 125 acres of commercial
property under development by this partnership. Water and sewer
are being brought to the site; $6 million worth of water, a 70-ft
wide collector road, sewer, and entries are being constructed
right now. 70 acres on the west side of IH 10 were sold on
November 19, 2007.
BP 242 Cresta Bella, Ltd.
The 242 acres of land owned by this partnership,
purchased from BP Hwy 10 San Antonio, Ltd. on December 20, 2006,
are located just west of I-10 between Camp Bullis Rd and Heuermann
Road. The parcel is situated just south of The Dominion and across
the highway from The Rim outdoor retail center.
There are 192 acres zoned for single-family; 370
lots in 50-ft, 70-ft, 90-ft, and 100-ft widths are planned for
this parcel. All pre-construction approvals (TCEQ, USA, MDP) are
in place, making the property ready to be developed.
The projected price point of homes on these lots
is $500,000 to $5,000,000, potentially making it the most
exclusive subdivision in San Antonio. The top seven custom
builders in San Antonio are eager to contract for all the lots
today.
In addition, there are 50 acres zoned MF-25 under
contract to a premier multi-family developer.
