Description

The subject property, purchased on October 19, 2006, is comprised of 1,766 ± acres located in the far north portion of Medina County on the border with Bandera County, along Highway 16 and Park Road 37. The property boasts rolling hills and lush natural vegetation. The topography and proximity to the major roads give this property both with good visibility and easy access. Several creeks and ponds, along with stands of mature oak trees, give this property a unique look and feel.

The preliminary plan is to master plan the entire site in phases. Retail and commercial sites will be adjacent to Highway 16 and Park Road 37. A large grocery store close to the highway will tie in the amenities, and a golf course with a club house and a 14-story hotel are included in the current design. The planned subdivision will make the subject property the largest and most desirable community in the area due to its amenities, unparalleled views and the close proximity to San Antonio.

Baruch Properties is working to establish a MUD (Municipal Utility District) on the site. The MUD’s purpose is to provide water, sewer, and drainage facilities for the 1,766 acres within its boundaries. The MUD will provide water and sewer services to its customers until the City of Helotes annexes the MUD and assumes this function. Zoning will be changed to accommodate commercial and retail use along Highway 16 and Highway 37.

The development plan includes 2,300 lots of two types. 1,700 lots will be built in 50-ft, 60-ft, and 70-ft widths with water and sewer available, and 500 will be larger 1.5-acre lots with water available and individual septic systems.
