Description |
The subject property is located in Bexar County on Highway 90
and Grosenbacher Road in the city of San Antonio, Texas. The
Highway 90 corridor from Loop 1604 all the way to Castroville is
seeing very fast growth with many communities emerging along
both sides of the highway. The preliminary plan is for 880
residential lots with 4 year projected completion.
The western sectors of Bexar County are
where San Antonio is growing. Subdivisions on the drawing boards
total 65,000 to 66,000 houses in a general area west of Sea
World San Antonio and north of the Citicorp/Texas Research Park
complex along Texas 211. These houses, mainly in the
$125,000-$250,000 price range, would be built in the next ten
years. Assuming three people per house, that’s a
population of 180,000 to 200,000.
Residential developers already are investing
$22 million to $24 million for utility lines to support the
already-platted subdivisions. |

Seventeen acres will be zoned for commercial uses,
13 acres will be reserved for the Medina Valley Independent School
District for an elementary school, and the remaining 170 acres
will be developed into single-family residential lots. There will
be 690 lots in both 45 and 55-ft widths. The residential
development will be known as Medina Springs.
All of the 45-foot lots are under contract to
Centex Homes. All approvals are in place and we are working on
determining actual costs prior to starting development. |
