Description

The property is comprised of 685 acres of land situated in the Texas Hill Country north of the city of San Antonio in Bexar County, Texas. The land is adjacent to the Cedar Creek and La Cantera Golf Courses and enjoys pristine views of the hill country. The purchase of the land was closed on December 17, 2004. It was then sold to Sonoma Verde Ventures, the current owner, on November 20, 2006.

The site is located in an area of mixed residential, commercial, and entertainment development. Several single-family residential subdivisions are located in the vicinity of the site. The general area north and west of the site is undeveloped land. Numerous high-end residential communities including Crownridge, The Dominion, Fair Oaks Ranch, and Boerne are located north of the development. To the south is the new Sonoma Ranch development, which sold over 400 homes last year, making it Number 1 in sales in San Antonio.

Development Status

The development is known as Sonoma Verde. 170 acres will be dedicated to the City of San Antonio to be used for parks and nature reserve, 50 acres will be zoned for multi-family use, 30 acres will be zoned commercial and the remaining 289.54 acres will be single-family residential. Utilities are being brought to the site. The property was divided into eleven tracts to be sold separately.

Tract 1 is under construction by Whitestone Custom Homes. Tracts 3 and 4 are under construction by Toll Brothers with an aggressive plan to add high-end single and multi-family residential. The available land in Tracts 2, 5, 7, and 8 is fully entitled with the MDP and TCEQ applications approved. The development timeline for the project is four years.

Lots in Tracts 2, 5A, 5B, 7 and 8 are available.

Tract 2 is comprised of 48.48 acres zoned for multi-family units. There are 750 units planned, many with views of the golf course. Tract 2 is available.

Tracts 5A and 5B comprise 113 acres zoned for single-family lots. 230 lots with golf course views, in 60-ft and 80-ft widths, are planned. The projected price point of homes in this development is from $300,000 to $600,000. Mercedes Homes and Ryland Homes have expressed interest.

Tract 7 consists of 59 acres zoned for 57 60-ft lots. Tract 8 consists of 80 acres zoned for 137 65-ft lots. Mercedes Homes is in negotiations to purchase the lots in Tract 8.
